Building Permit Fee Schedule for Commercial and Residential were carefully reviewed and approved by the Board of Supervisors on August 5, 2008.  The new fee schedule will take effect on August 15, 2008.  All applications currently under review and applications submitted prior to August 15, 2008 will be calculated according to the current fee schedule.

Residential Fees virtually remain the same for new construction as do the trades: Mechanical, Electric and Plumbing ("M-E-P").  Most of the increases approved applied to Miscellaneous Fees.  Effective with this Fee Schedule will be an Administrative Fee of $75.00 that will be required at the time of submission for application of a building permit.  This fee will not be refundable if the project is cancelled or abandoned; but will apply to the total permit fee.

Let’s start with the repair and maintenance of the exterior of a typical single-family dwelling. The following are exempt from requiring a permit: replacement of roof coverings (shingles), replacement windows and doors, siding, ornamental trim, porch and sun deck flooring boards and of course painting.

Not all repairs are evident prior to starting the project. Many times rot or insect infestation is discovered during the demolition stage and you now find that the structural member’s integrity has been compromised. Depending on the severity of the damage, a permit may be required. This is a decision for the Building Official to make. It is important to remember when replacing windows and doors, that the new units fit within the existing openings without alteration to the structural members.

The Culpeper County Building Department routinely identifies swimming pools that have been installed without the proper permits. Primarily these are homeowners who desire to provide a cool watering place for their children. While this is a noble endeavor; if the pool area is not properly protected your family may become a statistic.

Statistics published through the United States Consumer Product Safety Commission (CPSC), reported that during the period between 2001 and 2005 an average of 2,200 children under the age of five were treated in hospital emergency rooms for incidents involving injuries due directly to pool submersion.
